The Villa spreads on three levels (400 sqm) and is surrounded by a gorgeous private grounds (5.000 sqm) with thousand of floral and Mediterranean flora. Here you will enjoy of the private heated pool, the outdoor Barbeque, the Laundry room and the private shaded parking with automatic gate. 

La Valiana features 4 Bedrooms ( max. Occupancy up to 8 people). Each one is caracterized by different style and coulors, and each one boasts ensuite bathrooms of Travertine marble and large windows overlooking the floral garden or stunning view of rolling hills.

For the maximum comfort the villa is fully Air-conditioned, and has also  free Wi-Fi throughout the house and by the pool area, so that modern technology and comforts fully meet contemporary lifestyle. The Reading Room on the ground floor will be the perfect oasis of silence and concentration for your Smart-working.

At your arrive you will be welcomed on the large and luminous Lounge on the Ground Floor,  equipped with a comfortable Sitting and Dining area, a fireplace  and a traditional Tuscan kitchen fully equipped. Then you will  move to the 2 large Bedrooms (1 Double and 1 Twin), both facing the magnificent floral garden.

The First Floor accommodate a luxurious Master Bedroom with a romantic four-poster bed and a glamorous en-suite Bathroom with a wide walk-in shower.

Finally the Top Floor hosts the panoramic Penthouse, composed wy a private Sitting Room with Kitchenette, a comfortable Double Bedroom with en-suite bathroom, and 2 Terraces with view on Cortona, Montepulciano and Trasimeno Lake. Here the large arched picture-windows allow the Tuscan landscape to break into the rooms, providing a splendid frame of the Tuscan hills strewn with cypresses as far as the eye can see…

On Low and Mid-Low season only – when not rented as a private villa – LA VALIANA may also be divided into smaller accommodations for groups from 2-4 people , always maintaining a sense of privacy to each group thanks by its own private entryways.
